A.C.T. Strata Management Services provides Management Services for Unit Complexes under the governing rules of the Unit Titles (Management) Act 2011. Our Body Corporate Managers work closely with the Executive Committee of your complex to manage the daily requirements of the complex and ensure all matters are attended to.

Dear valued clients As an ongoing result of (COVID-19), ACT SMS & Whittles is continually monitoring the situation and our focus is the health, safety and wellbeing of our clients and employees and the role we can play to prevent the further spread of the virus. Our business has transitioned to new procedures for providing services to you. Where many of our services are based around residential property, additional consideration must be given to access, trades work, wet areas and people currently in isolation. Body Corporate Living
Living in a Body Corporate is different to living in a stand alone house. There are a number of Rules, Regulations and Issues which define what a Unit Owner can and can’t do, part of that involves knowing the difference between the two types of Body Corporates, Class A and Class B Complexes and what area an owner is responsible for.
Class A: These units are generally found within Multi Storey Buildings. In these complexes an owner is responsible for anything within half the thickness of the walls, floor and ceilings of their unit.
Class B: These units are generally individual townhouses. Within these complexes an owner is responsible for anything within their Unit Entitlements/Boundaries.
